Complete renovation of an apartment, house or villa typically costs €400–950 per square metre of the property's floor area. For an apartment, we use its floor area, not the sum of wall and ceiling areas. The cost depends on the current condition, area, scope of work and chosen materials and equipment. This range is for initial budget planning; the exact scope and price are defined after a site visit.
Example for an 80 m² apartment: the indicative budget is €32,000–76,000. An 80 m² apartment is calculated as 80 m² of floor area. Wall and ceiling areas are not added to the apartment's area. The final quote is based on the agreed scope of work.
What affects the cost?
- Protecting the space, dismantling, removing old finishes and disposing of construction waste.
- Layout changes, masonry, Knauf partitions, linings and suspended ceilings.
- Electrical work: wiring, distribution board, sockets, switches and lighting.
- Plumbing and drainage: pipe replacement, new connections, sanitaryware and fittings.
- Heating, air conditioning and ventilation to suit the property.
- Bathroom waterproofing, thermal and acoustic insulation, substrate preparation and levelling.
- Tiling and flooring: tiles, parquet, laminate or other floor finishes.
- Wall and ceiling refurbishment: removing old paint, priming, mesh with adhesive, skimming and painting.
- Replacing internal and external joinery, installing doors and windows.
- Bathroom and kitchen fit-out, bespoke furniture and final installation, if included in the agreed scope.
- Site access, floor level and lift, material deliveries, required design documentation and any unforeseen work.
Allow approximately 2–6 months.
The duration depends on the property size and renovation complexity, replacement of installations, substrate drying times, availability of materials and equipment, and coordination of trades. Smaller jobs may finish earlier, while more demanding renovations may take longer. We agree on the schedule and stages before work begins.
